Agency relationships

In a West Virginia real estate sale, a brokerage may represent the seller, the buyer, or with written consent both. On our own listings, Gold Ridge Realty represents the seller. We are pledged to the letter and spirit of U.S. policy for equal housing opportunity. We do not discriminate on the basis of race, colour, religion, sex, disability, familial status or national origin, or any other class protected by West Virginia law. "Affordable" on this website describes a property's price, not who may buy it. We don't describe neighbourhoods by who lives there, and our chat won't either.

Tax-deed properties

Many of our listings were acquired by tax deed. These are sold as-is with no title guarantee. A tax deed may be open to challenge in court for a limited time after it's issued. We post the deed and the title search we have on each listing. Please read them, inspect the property and talk to an attorney before you buy.

County appraised values

Each listing shows the county assessor's appraised value and tax year, from the West Virginia state parcel map. West Virginia taxes property on 60% of the appraised value (W. Va. Code §11-3-1), and we show that assessed figure as well. These values are for property tax. They aren't appraisals of market value or a promise of what a property is worth, and they may not reflect its current condition. Our "below appraised value" badge compares our price with the full appraised value. We switch it off where the county figure would mislead.
