Privacy policy

What we collect

What you send us: your name, email, phone number and message when you use a form (contact, showing request, selling, or joining our team), and what you type in the chat. We also keep which page you sent it from, so we know which property you mean. We don't use advertising trackers.

What we use it for

To answer you, arrange showings, give a price opinion, or consider your application. We only call or text if you tick the box saying we may. We never sell or rent your details.

The chat

The chat's first answers come from an AI assistant (Anthropic's Claude), which sees your question and our public listing information only. A person from our office can read the conversation and take it over. Please don't type anything private, such as bank or Social Security numbers, into the chat.

Who handles it for us

Our website host (Netlify), the hosting and database behind our office system (Render and Supabase), our email (Google Workspace) and the chat's AI service (Anthropic) process your messages only to run this website for us.

Visitor counts

To see which homes and searches people find useful, we count page views, listing views, searches, and which kind of device is used (phone, foldable, tablet, computer), plus the website that sent you here. We don't use tracking cookies, we don't fingerprint your device, and we don't store your IP address: to count unique visitors it's scrambled with a key that changes every day, so nobody can follow you from one day to the next. If your browser sends a "do not track" signal (Global Privacy Control), we don't count you at all. Detailed counts are kept for 13 months; after that only totals.

Your account and listing alerts (optional)

If you create an account, we keep your email (plus your name and phone if you give them), your saved homes and saved searches, and which alerts we've sent you. You sign in with a link we email you. We use one sign-in cookie to keep you signed in; it isn't used for tracking. We only send listing alerts after you confirm your email and tick the box asking for them. Every alert email has a one-click unsubscribe. You can change your alerts, or delete your account and everything in it, at any time from your account page.

Saved homes

Without an account, the hearts you tap to save homes are kept on your own device, not by us. With an account, they're kept with your account so you can see them on any device.

How long we keep it, and your choices
